This rare coastal dune parcel sits at the end of Tioga Avenue on the bluffs above Sand City Beach, offering dramatic, unobstructed white water views across the Monterey Bay National Marine Sanctuary. The property is within a highly sensitive dune ecosystem, and any new development is subject to Sand Citys certified Local Coastal Program, which requires a minimum 50 year economic life and a corresponding long term erosion setback measured from the bluff, dune, or beach scarp. Historic assessor maps show older bluff top parcels extending farther seaward, but many of those mapped lots are now effectively under water due to ongoing coastal erosion in this reach of shoreline.
